Method: live Google SERPs pulled per city for the money term (
adu builder los angeles, phoenix, dallas, houston) on 2026-10-08 (DataForSEO, mobile, top 10). The top 2 organic results that are not directories/forums/marketplaces were profiled at source level — every page, every title, meta, H1, schema block, form, phone and guarantee — with map-pack winners recorded as local context. Directories (Yelp, Houzz, BBB, topadupros, housing.info), media (Dwell) and forums (Reddit, BiggerPockets) were skipped and noted. Full raw teardowns sit in the Deep Profiles pages.Five Findings
1. The map pack is a review vacuum — 25–40 real reviews out-punches every market at once. Los Angeles pack winners carry 8, 1 and 12 reviews; Phoenix 11, 7 and 2; Houston's leader has 8 with two of three unrated; Dallas returned only two pack results (11 and 16). Brand naming (exact-match) plus a Google Business Profile is doing the work review volume normally does. This is the cheapest structural win in the entire study.
2. Nobody names a lender on a $150K–$350K purchase. Zero of the eight sites name a financing provider — two publish financing advice content instead (Tell Projects' blog cluster, MAV's ROI pages). Meanwhile the field happily publishes price bands: Preferred Home Builders runs full tables ($20K JADU to $300K+ detached, $200–$400/sq ft), ADU Pro Dallas quotes “$150,000 to $350,000+”, MAV brackets every ADU page “$13K–$85K”, Tell tiers “Essential $15K / Premium $35K / Luxury $75K”. Price tiers + one named lending partner is the most open conversion gap in the niche.
3. Location-page volume is the ranking mechanic — and it is executed sloppily everywhere. Custom ADU Builders Dallas runs a 21-city find/replace fleet (
/adu-builder-{city}-tx/), MAV runs roughly 530 ADU URLs at neighborhood/county depth (4,000+ site URLs), ADU Pro Dallas a 32-city city.php?slug= silo with per-city FAQs. But MAV ships no meta descriptions and duplicate H1s, Custom ADU's city pages are orphaned from navigation and its primary Service link is a hard 404, and MAV's cost tables are the only genuinely localized content in the field. Sane volume + unique ROI/cost copy + real internal linking beats both patterns.4. The free 3D design is the niche's signature offer. Preferred Home Builders frames it as a giveaway — “Free 3D ADU design ($3k–$5k)”, “free when you build with us” — and MAV mirrors it (“Get Your Free 3D Design & Consultation”). It is the one hook repeated across markets, it matches the considered purchase, and it starts the relationship before the bid. Adopt it as the template's hero offer.
5. Lead-gen and template farms rank openly — honest proof is the differentiation path. ADU Pro Dallas's own meta description admits it “represents a contractor network” (tagged lead-gen in the Dallas profile); Custom ADU Builders Dallas carries template residue (shed/carport copy, a stray (213) LA number in its privacy policy, legal-firm text); MAV claims “500+ Projects” and “5★” while its own widget shows 16 Google reviews; ADU Pro claims “320+ Google Reviews” with no linked profile. Against that, ADU Los Angeles runs an
/editorial-policy/ page, “Resource last checked” date stamps and full CSLB credentials — and wins on it. Verifiable proof beats inflated proof.SERP Landscape

The niche is structurally young. Every market shows the same shape: a thin map pack (8–16 reviews, sometimes unrated), organic page one stacked with directories/forums/media, and only 2–3 real contractor sites per SERP. In LA, Phoenix and Houston the profiled pairs were the only genuine company sites on page one — the Dallas winner is a template farm and the #6 is a disclosed contractor network. A well-built, honestly reviewed ADU site has less real competition here than in any teardown in this study series.
The Ultimate ADU Design & Build Site
Assembled from the best of all eight sites with the field's shared failures excluded. Every item names its source.
1. Architecture
- Homepage → ADU type hubs (detached · attached · garage conversion · JADU) — ADU Los Angeles's exact IA, the cleanest in the study.
- Money pages: a pricing page with real bands (Preferred Home Builders' $20K JADU → $300K+ detached tables) and a financing page naming one lender — nobody has one.
- City / neighborhood pages with unique cost tables + rental-income math (MAV Design & Build's pattern: “Garage Conversion $13,000–$26,000 … Detached Guest House $50,000–$85,000” + “$1,400–$1,900/mo … 8–13 yrs Break-Even”) — capped at sane volume, each page in the nav (fixing Custom ADU Builders Dallas's orphaned-city-page failure).
- Case studies (3 deep ones — ADU Pro Dallas's project pages are the only ones in the field) + a plans/gallery page (Old Reliable's named stock plans — “The Classic” 24×24/576 sq ft — turn an intangible $200K+ purchase into a menu).
- Permits & process hub citing official city sources with “Resource last checked” date stamps (ADU Los Angeles's E-E-A-T play).
2. Homepage anatomy (top to bottom)
- Hero: brand-keyword title + descriptive H1 (ADLA pattern: title “ADU Los Angeles | Design, Permits & Construction”, H1 “More home. Right where you are.”) + phone + primary CTA
- Trust bar: license numbers, project count, review score, years in business (PHB: “3,000+ projects since 1996”, CSLB #773147)
- The signature offer band: Free 3D ADU design ($3K–$5K value) (PHB + MAV)
- ADU types with published price bands
- Process: design → permits → fixed-price build (“Fixed-price proposals — no surprises”, PHB)
- Project stories / before-and-after + named stock plans
- Rental-income & ROI math (MAV + ADU Pro: property value “+20–35%”, rent “$1,200 to $2,500+ per month”)
- Review wall with platform badges + deep link to the Google profile (PHB's 74 Google + 503 Yelp wall; ADLA's “Read our Google reviews ↗”)
- FAQ with FAQPage schema (answer the money questions nobody answers: cost ranges, timelines “4–8 months”, payment schedule)
- Final CTA: deep intake form + phone
3. Offer stack
| Offer | Source | Notes |
|---|---|---|
| Free 3D ADU design ($3K–$5K value) | Preferred Home Builders, MAV | The field's one repeated hook — “free when you build with us” |
| Published price bands per ADU type | PHB, ADU Pro, MAV, Tell | $20K JADU → $300K+ detached; garage conversions $13K–$26K (MAV) to $80K–$150K (ADU Pro) |
| Fixed-price proposal — no surprises | Preferred Home Builders | Verbatim; kills the #1 fear on a $200K job |
| Milestone payments | ADU Pro Dallas | Publish the payment schedule |
| Warranty tiers | 10-yr structural (Custom ADU Builders Dallas) · 5-yr workmanship (MAV) · 10/2/1-yr tiers (ADU Pro) · 2/5-yr/Lifetime (Tell) | Stack them into one warranty page |
| Named financing partner | Nobody | The single biggest open gap in the niche |
| Estimate response promise | “back to you within one business day” (PHB) · “estimate within 24 hours” / “Same-day response guaranteed” (Tell) | One clear promise, kept |
4. Trust stack
- License numbers in every footer — CSLB #773147 (PHB), CSLB #1022557 (ADLA), dual ROC #352446/#365784 (Old Reliable). Never “licensed & insured” without the number.
- Review wall with deep links to real profiles (PHB's dual Google/Yelp wall is the study's best); 25–40 real Google reviews beats every map-pack winner.
- Named people and candid project stories (Old Reliable's owner Andy Sidhu + 3 long project-specific testimonials; PHB's HGTV “Help! I Wrecked My House” credit).
- Editorial standards page + source date stamps (ADLA's
/editorial-policy/+ “Resource last checked August 4, 2026”). - Honest counts only: never “320+ Google Reviews” (ADU Pro) or “500+ Projects” beside a widget showing 16 (MAV).
5. Conversion
- Click-to-call phone in header, every section, sticky footer (Tell Projects) — and real
tel:hrefs (ADLA's maskedtel:+132****5750likely breaks click-to-call — do not copy). - Deep intake beats a contact box: Tell Projects' 4-step quote wizard (budget · timeline · photo/video upload · “estimate within 24 hours”) is the best conversion asset in the field.
- 4–6 field forms with honeypot + recaptcha (MAV, Tell), embedded at hero + mid-page + footer.
- SMS-consent checkbox on the form (Old Reliable: “Text messages OK? Yes / No, email/call only”) — the smartest small element found.
6. SEO & schema
- ADLA's schema stack is the target:
HomeAndConstructionBusiness+GeneralContractorwith the CSLB identifier +FAQPage+Service/City, plus BreadcrumbList (IMS). PHB has perfect FAQ copy with zero FAQPage markup — free real estate. - Unique title + meta per city page (Custom ADU Builders Dallas got this right), meta descriptions everywhere (MAV ships none; IMS ships none sitewide — both rank anyway, both leak clicks).
- Brand-keyword title + descriptive H1 pattern (ADLA) keeps the H1 human while the title carries the keyword.
- Content engine: a real ADU blog cluster (Tell Projects' 17 articles on permits, zoning, ROI, financing — their #2 rank runs off it) with each article feeding a service or city page.
7. Review engine
- Target 25–40 Google reviews: it beats the entire LA pack (8/1/12), Phoenix (11/7/2) and Houston (8/unrated/unrated) today.
- Deep-link “Read our Google reviews” (ADLA pattern) instead of unverifiable count claims.
- Project-specific review requests after handover — the field's reviews are generic; ADU-project reviews are the moat.
8. Do-Not list (all observed in the field)
- Don't claim review/project counts you can't link (ADU Pro “320+”, MAV “500+” vs 16, Tell “150+” vs “500+” on its own blog).
- Don't mask
tel:hrefs (ADLA) — it breaks click-to-call. - Don't ship a contact page with zero form inputs (IMS has CF7 installed and no inputs at all — every “Get Started” lands there).
- Don't orphan city pages from navigation or 404 your Service link (Custom ADU Builders Dallas).
- Don't leak a broken sitemap that returns a PHP fatal error (IMS — it leaked the server path).
- Don't leave template residue — stray out-of-market phone numbers, shed/carport copy, “our clinic” (Custom ADU Builders Dallas, ADU Pro Dallas, Tell).
- Don't contradict yourself: founding dates (“since 2008” vs “Since 2026”, Tell) and hours (Old Reliable's schema vs page).
- Don't publish an empty meta description on your ranking page (Old Reliable) or duplicate H1s across 530 URLs (MAV).

Read the columns: chat is zero across all eight (open lane), financing is zero across all eight (open lane), prices are published by half the field already (so it is table stakes, not differentiation), and every single site that ranks on city pages ships them broken in some way. The template wins by combining columns nobody combines: real prices + named financing + free 3D design + deep intake + honest linked reviews + working schema.
Next Steps
- Template feed: the Ultimate Spec above becomes the ADU drop's upgrade list — free 3D design hero offer, price-band tables, warranty stack, FAQPage block, and the city-page template (MAV's cost + rental-math content, one page per real service city, all in the nav).
- Review engine: 25–40 real Google reviews is the whole map-pack game in this niche — sell it as the recurring tier's first deliverable.
- Financing: one named lending partner (Hearth / Foundation / Synchrony pattern) is the clearest unclaimed conversion asset — put it in the template by default.
- Compliance flag: ADU pricing, ROI and permit claims vary by city and change with state law (Arizona's HB 2720 ‘Casita Bill’, Dallas's evolving ADU ordinance) — cost tables ship with “last checked” stamps like ADLA's, and buyers localize the numbers.
- Snapshot discipline: SERPs captured 2026-10-08; re-pull before comparing across time.
